What the words mean.

Every word you have to choose between on the pricing page, the price list and the calculator, defined once. The same sentences sit under the tables they belong to.

Brackets and tiers
Every table on the pricing page and price list.
Bracket tables
On the seasonal, landscaping and leaf tables each row is priced at the top of its bracket, so the row is the most that size can cost. The calculator prices your exact size and comes in at or under the row.
Mowing tiers
The weekly and one-time mowing tiers are flat: every lawn in a tier pays that tier’s rate. Over an acre the rate is computed from your exact acreage.

Kept up, moderately overgrown, heavily overgrown
The one-time mowing columns.
Kept up
Cut in the last week or so, around 3½ inches.
Moderately overgrown
Around 6 inches. About twice the clippings of a kept-up lawn.
Heavily overgrown
Eight or nine inches, about three and a half times the clippings. It means the lawn has gotten ahead of you but is still safe to mow. If it is not, we say so before scheduling rather than after.

What happens to the clippings
Asked with any mow.
Leave them on the lawn
Free, and it feeds the lawn. That is our recommendation.
Collect and pile
Free as well. Puts them where you want them on your property.
Collect and bag
Leaves the bags with you.
Bag and take away
The load goes home with us: loaded, driven off and unloaded there. That column is the published price, not a quote.

Light, moderate, heavy debris
The Seasonal Care columns.
Light
An open lawn with a few trees.
Moderate
Most yards here.
Heavy
A wooded lot after a hard fall.
Spring against fall
Spring is priced one band lighter than fall on the same lawn, because winter leftovers are less than a fall drop.

Kept up or overgrown beds
The Bed Maintenance columns.
Kept up
The bed was weeded in the last few weeks; what is there pulls out by hand.
Overgrown
The weeds are established and rooted in: that is restoration rather than upkeep, and it takes about four times as long per square foot.

Refresh, remove old mulch, regrade
The Mulch & Bed Refresh rows.
Refresh
Tops up what is there.
Remove old mulch
Takes the old layer out first and hauls it off. That is what you want when a bed has built up over several seasons.
Regrade
Levels the bed surface before anything goes down, for a bed that has slumped, washed out, or sits against the house wrong.

Pile stays with you, or hauled away
The leaf tables.
Pile stays with you
Piled where you want it, or blown into the treeline. That is what most wooded lots here do, and it costs nothing.

Wheelbarrow loads
Storm Debris Removal.
A wheelbarrow load
Roughly a third of a cubic yard of brush, heaped the way brush sits. It is the unit because it is the thing the debris actually gets moved in, and you can count it by looking at the pile.
Twelve or more
About 13 loads fills our trailer, so twelve is the point where counting stops mattering. Bigger than that we look at it with you first.

Hauling
Leaf, storm and bed work; Seasonal Care has it in the price.
Where the load goes
It leaves with us and goes to our own property, so there is no tip fee.
What it costs
$75 a trailer load, added to the price of the work. Seasonal Care has it in the price; leaf, storm and bed work add it by the load.

Tax, billing, over an acre, prepay and the Founding Ten
The end of every pricing section.
Tax
Every price on this page is before sales tax. Labor, the service trip and any materials are in it; the calculator adds sales tax as one line at your county rate, and nothing else is added later.
How you are billed
Monthly, and only for visits we actually complete.
Over 1 acre
The rows over an acre are priced from the acreage past one, at open access. The calculator prices your exact acreage the same way rather than rounding you into a bracket.
Full-season prepay
Pay for the season up front and take 10% off if you reserve by Feb 28, 5% after. The Founding Ten rate is already the deepest rate and does not stack a prepay discount. If the season delivers fewer visits than budgeted, we refund the difference at the rate you paid.
The Founding Ten
The first ten weekly mowing routes keep the Founding Ten rate for the whole 2027 season. It ends when the tenth route is confirmed, not on a date. What the Founding Ten is →

Grey and pink snow mold; patchy and widespread
Snow Mold Raking.
Grey snow mold
Rakes out, and grey is what a Spring Refresh includes.
Pink snow mold
Kills the turf and is a two-visit job with reseeding: a Landscaping service on its own, never inside a bundle. Enter your address and the calculator prices it from your lawn.
Patchy
Up to about a third of the lawn is hit.
Widespread
Half the lawn or more.

Nobody looks at their own beds and thinks “1,000 square feet”, so here is what these numbers actually look like.
